What Happens Inside Your Home During a Retrofit

The £25m Warm Homes programme is fitting insulation, heat pumps and solar panels into up to 1,000 properties across Henbury, Brentry, Avonmouth and Lawrence Weston, focusing on council-owned social housing and low-income owner-occupiers in BS10 and BS11.

Most of the coverage so far has explained who qualifies and how much households will save. Less has been said about the weeks of actual work, so before the crew turns up on your street, let’s take a look at what goes on once they’re inside.

What the Installers Need to Reach

A retrofit is rarely just one job. It’s a set of measures that each need different parts of your home. Loft insulation means clearing the loft and getting at the hatch. Wall insulation means access to the external walls, either from outside or from the rooms inside. A heat pump needs space on an outside wall plus room for a new hot water cylinder, often in an airing cupboard or utility area.

Before anything starts, you’ll usually be asked to empty cupboards, move furniture away from walls and clear the loft. The crew will need power, somewhere to store materials and a clear run to whichever rooms they’re working on. It’s worth sorting this early, because a blocked wall or a full loft can hold up the whole job.

The Rooms That Take the Biggest Hit

Kitchens and bathrooms tend to come off worst. When external walls are insulated from the inside, the plaster, skirting and any wall tiles on those walls have to come off first. In a kitchen that can mean pulling units away, and in a bathroom it often means stripping tiles right back to the wall. Once the insulation and new plasterboard go on, you’re left with bare surfaces that need finishing again.

This is where a lot of Bristol households are rethinking how they refinish. Instead of retiling from scratch, which is slow and easy to get wrong, some households are now fitting white PVC wall cladding sheets straight over the new surface. It’s a quicker way to close a wall back in after insulation work, without weeks of grouting, and it holds up well in the damp of a bathroom or the splash zone behind a kitchen worktop.

How Long Each Measure Takes

The timings vary a lot depending on what your home needs. As a rough guide:

  • Loft insulation: usually a day
  • Cavity wall insulation: often a day
  • Internal or external wall insulation: a week or more, depending on the property
  • Heat pump installation: typically two to five days, plus the cylinder work
  • Solar panels: a day or two

Wall insulation is the one that eats into daily life the most, since it disturbs finished rooms. A heat pump is quicker inside the house, though you’ll be without heating and hot water for part of the install. A well-run job stages the work so you’re not left without the basics for long, and any half-decent crew will tell you in advance which day that’ll be.

Most of These Homes Are Already Standing

UK government and UK Green Building Council figures suggest around 80% of the homes standing in the UK in 2050 already exist today. That means most of the energy work of the next few decades will happen in houses people are already living in, with all the finishing and repair that follows.

That’s already playing out locally. The Warm Homes programme is backed by £25m of funding and aims to improve up to 1,000 properties across north-west Bristol, so decisions about how to put a kitchen or bathroom back together after the works will come up in thousands of homes over the coming years. They’re worth planning for.

The Bit People Forget to Budget For

It’s easy to plan a retrofit around the insulation and the heat pump and forget the state you’re left in once they’re done. Bare walls, missing tiles and a kitchen that needs putting back together are all part of the deal, and the cost and time of that finishing work can catch people out.

If you go in knowing the walls will be disturbed, you can decide up front how you’ll refinish them instead of scrambling at the end. That one bit of planning keeps the whole job far less disruptive.
